The average Home Inspection will range from 2-4 hours depending on the size of the house.  We take pride in every inspection that we perform.  Each inspection includes a computer generated report that is easy to read and comes with digital photos.  Most reports are created and delivered via email within 24 hours.

What does a home inspection cover?

Foundation

Evidence of settlement can indicate many possibilites. Typical findings could be small cracks in structural concrete, small cracks visible in wall finishes, and doors out of alignment that do not close an latch properly. Some cracks can also just be normal shrinkage of no concern.

 

 

Roof/Gutters/Chimney

We will perform a visual inspection of the roof condition and assess the roof performance and life expectancy, as well as look for past or present evidence of leaks in the attic, soffits eaves and fascia/barge boards.  We also report on roof drainage system leaks, flashings, skylights, chimneys, and roof penetrations.

Crawlspace/Attic
Basement

We look for water seepage, moisture and possibility of mold or conducive conditions, leading to wood destroying fungi and insect damage.  It is important to know if repairs are necessary so that you can hire a professional contractor and determine potential costs.

Heating/Air

Heating and cooling systems will be checked for proper operation and sufficient temperature differential with the exception of the cooling section depending on the outside ambient temperatures. This includes heat pumps, electric, gas and oil furnaces, electric wall heaters, floor heating and some steam systems.  We can perform efficiency checks or energy losses for an additional charge.

Electrical

The function and safety of the electrical system is critical. We check the service entrance conductors (wires), drops, main service, service size, subpanels, branch circuits and conductors. We also look for correct polarity to outlets, GFCI’s, AFCI’s protection, fixtures, appliances and insurance standards.

Plumbing

We inspect for leaks, materials used and installation of systems for proper function & safety of appliances and assess life expectancies. We will also locate serviceable areas or cleanouts so future maintenance can be performed to help prevent inconvenient pipe blockages.

Heating/Air
Exterior/Grading

The exterior in many cases can appear good, although problems could be prevalent. The exterior system is the first defense against the damaging elements of the NW, which can lead to serious conducive conditions, if not inspected thoroughly and properly. We are trained to identify water intrusion problems, proper trims, materials, flashings, construction techniques, caulking, painting and seasonal maintenance.

Interior/Walls/
Floors/Ceiling

Our interior inspection is a visual scan of floors, walls, and ceilings for evidence of water intrusion, cracks, faulty materials or workmanship. The stairways, landings and railings will be checked for safety and code compliance. A percentage of windows will be operated and egress will be considered. A representative amount of doors and cabinets will also be operated. Countertops drawers will be checked for condition and integrity.
